At Excellence Masonry and Contracting, we believe a luxury outdoor environment is a high-performing asset, not just a construction project. For the discerning property owner in Connecticut, the "standard" contractor model—built on vague estimates and "best-guess" engineering—is a liability.

 

We have replaced the traditional construction "quote" with a modular, 7-Phase, Stage-Gate Process to field projects of varying sizes and levels of complexity. This framework systematically eliminates technical, legal, and financial risks, ensuring that your new multi-season retreat- exterior- or landscape, work together seamlessly with your property and are as enduring as they are visually stunning.  

 

Some projects may require less design work, or a less rigid design and build process– while others may warrant a more intensive process with additional steps.  Each Design and Development Agreement we create is completely custom to you and your needs. 

Common Design-Build Questions

  • Design-build means we act as a single point of accountability for your project from start to finish, leading a structured process to go from concept to completed project.  This prevents the "blame game" as well as the friction from disjointed planning and execution that is common when several unconnected vendors work on a project without a principal lead, or a contractor quotes a scope of work without taking the responsibility of the outcome or initial design. 

     

    If you are looking for a fiduciary to value-engineer, beautifully design, and execute your project on your behalf-- a design-build contractor is what you want.

    Our design and build process contains a clear structure, but it is modular- scaling down or up to the level of complexity and scope of your project.  Each design agreement and project proposal we issue is completely custom to you and your needs.

  • Aside from finish selections, the design process is a technical construction planning process where your project is simulated before your property is disturbed.  It is also a dedicated time to value engineer your project, account for potential problems, and identify the best outcomes in a manner that is impossible with a "free estimate" or a couple of 15 minute site visits.  When speed is the goal, complete thoroughness is not feasible.   

    Outdoor contractors especially have gotten a bad reputation for being unprofessional and planning loosely.  A lot of that comes from misclassifying a project as "simple", running with a client's notions/selections/parameters, or otherwise foregoing the deep consideration needed for a project (even a simple one) to have a truly flawless finish in practice. 

    Additionally, almost any outdoor living, exterior, or renovation project on your property is a permanent fixture.  It is worth treating consideration and planning as a distinct step in the process, even for projects that at first glance appear "simple" or "all figured out".  Also, elevation seriously affects almost every exterior, masonry, outdoor living and landscaping project in Connecticut.  If you are looking for a single reason to see value in design for your project, accurately accounting for elevation is it. 

     

    In part minimization, and letting the client direct the project (and letting them assume liability) is a market response, but at Excellence Masonry and Contracting, we feel that it is a professional responsibility to protect your property and your investment, even a small one, and the only way we can guarantee that is by a thorough planning process that is proportional to your scope of work. 

  • Our intention is to provide a fixed price build agreement at the end of our design, so it is in our interest as much as it is yours to design a project that is buildable for the investment range we promise.  Our construction team keeps our designs grounded and true to life from day one, ensuring that the integrity of the expectations we give you is never compromised.  


    Alongside our designs, we also give in depth material sourcing, preparation, and logistic information as well.  This takes out some of the variability if you are getting build quotes from other vendors, and it gives us a paper trail to compare to later on if there is any unalignment, or changes in the build plan need to me made for extraneous circumstances.

The Excellence Design and Build Modular Process

Phase 1: Strategic Alignment (The Virtual Audit)

Your time is a finite resource. Every project begins with a 15-minute high-level virtual discovery session.

  • The Objective: We analyze any project material or information you have on the project, establish your lifestyle goals, site constraints, as well as your architectural and functional vision.

  • The Output: Based on our extensive database of luxury projects in the Connecticut region, we provide a Historical Investment Range for your project or the preconstruction process. This ensures our design-build capabilities align with your financial expectations before we take up large amounts of your time.

Phase 2: On-Site Feasibility Study & Forensic Diagnostic

Once we move to your property, our team performs a deep-dive analysis of your site’s "DNA." and your goals for the project.  This is the start of the value engineering and design process, where we provide initial insights and define the “concept” for your project. 

  • Site Variables & Engineering Feasibility: We evaluate topography, existing drainage patterns, and soil conditions (such as Middlebury hardpan clay,  Roxbury ledge, or the more loamy and sandy soils found on the CT coastline).  Potential engineering requirements and costs are addressed if applicable.  (Retaining walls over 3-4ft typically require engineered drawings, structural requirements vary from town to town.)

  • Site Optimization: We identify the optimal positioning for multi-season enclosures, sightlines from the home, potential feature placement, and discuss the structural requirements for the concept at hand. 

  • The "No-Go or Pivot" Filter: If a vision is technically or legally unviable, we identify it now—saving you months of frustration and thousands in preconstruction and permitting fees.

  • If your project requires extensive pre-design consulting or multiple site evaluations to establish a concept due to complexity or the consideration of many options, we pivot here to a Professional Services Agreement to protect the integrity of the expectations we give you for your project.  When many site variables or many concepts are being considered, a “rushed” approach creates confusion between us and you, and often leaves many important issues unaddressed.  This PSA  is a custom proposal typically charged hourly against a retainer and at times a flat rate to establish a general concept to move forward with.

Phase 3: Beginning the Master Project Planning :
The Design & Development Roadmap (DDA)

The most expensive mistake in construction is a lack of planning and the minimization of a project's considerations. We issue a formal Design & Development Agreement to separate the "Thinking" from the "Doing."  This is custom for every project, and reflects your needs specifically. 

  • Professional Guidance and Fiduciary Stewardship: You are investing in a project roadmap and a concrete construction plan, not just a sketch or a pretty design.  Design work is often looked at as purely aesthetic, but when done correctly, it is a technical planning process that allows for a smooth and certain construction experience, as well as an optimized, value-engineered asset. 

  • Budget Reference & Allowances Provided: With a generic scope in mind, alongside the DDA we provide "Finish Allowances" or allowance ranges for different tiers or packages that are pertinent for your project.  You provide feedback on which selections you’d like to “design toward”. This allows us to design toward a fixed number or small range rather than an open-ended estimate.  Providing this information now also allows for a clear paper trail of costs, scopes, and investment differences between selection options for your reference when we issue our construction proposal later.  This gives you ultimate control and transparency. 

The Output: A 2D build-ready Master Plan, Selections Document, Tech Specs and Documentation, Material Sourcing Information, True to Life 3D renderings if selected (not required by us.)

Phase 4: Visualization & Selections

Phase 4: Visualization & Selections

Often beginning alongside phase 3, this is the creative engine of the project, where we create a 2D Master Plan and true to life 3D renderings from a high-fidelity 3D Digital Twin of your property that we capture with mobile Lidar technology.  

  • The Concept Lock: At this point major layout or concept variables should be established. After making any minor changes needed to the overall layout, we establish the flow and spatial arrangement of your project features: the outdoor great room, softscape and planings, outdoor kitchen, entertainment areas, screened porch, water features, sculptures, fireplaces and so on.

  • The Finish Selection Process: We guide you through the exact stone, masonry textures, wood choices, planting differences, and climate-control systems (such as automated louvered roofs or retractable glass walls) and update your design deliverable as these are defined.

  • Absolute Visual Certainty (If You Opted for True to Life 3D Renderings): Once selections are locked, we update the 3D model and begin the rendering process which blurs the line between virtual and real. You will virtually walk through your future environment, experiencing 1:1 scale accuracy before we mobilize a single machine.

  • For projects with a large scope, some selections will be made during the construction process to expedite the overall timeline and give you more physical context to make these finish decisions. (Outdoor kitchen tile, path lighting choice, column cap design, fencing choice etc.)

Phase 5: Regulatory Compliance & Pre-Construction

While the aesthetic design is conceived and finalized, our management team is working in the background to handle the "Red Tape."  While this is where permits are submitted and compliance is completely verified- we are working in the background throughout the entire design process to ensure compliance and a smooth approval.

  • Navigating the Complexities: We manage all filings with local building departments, Inland Wetlands, and Conservation Commissions across Connecticut.  Through our experience we can accurately identify regulatory considerations in advance to ensure we are designing within the correct parameters from the start, and we have the necessary permitting material ready. 

  • Technical Vetting: We finalize any structural plans with trusted engineering partners for structural masonry, foundations, multi-season enclosures, roof structures, outbuildings, and large retaining walls, ensuring the project is "Shovel Ready" and buildable.

  • Logistics Planning: We vet access routes, excavation and hauling requirements, as well as source long-lead time materials to ensure a seamless build timeline and include accurate sourcing information in your design packet.

Phase 6: The Fixed-Price Execution Agreement

Only after we have absolute certainty regarding the design, material costs, and permitting do we move to a Fixed-Price Build Agreement.  As stated previously, for larger projects, some finish selections may be made during construction.  However, clear pricing allowances are given beforehand, and we are locked-in to those prices.  

  • Certainty as a Standard: We do not believe in "estimates" that grow during construction, or are up for interpretation. You receive a contract with a specific scope of work, definitive prices or allowances, a clear mobilization time frame, and clear project timeline.

  • Digital Transparency and Consistent Communication: Your project is launched in our client portal (JobTread), providing you with 24/7 access to schedules, daily logs, and high-resolution photo updates of the "hidden" engineering that ensures longevity.  The same people there for you in the design process, are the same people there for you throughout construction-- ensuring sustained understanding and clarity.

Phase 7: Stewardship & Performance Handoff

All too often contractors try and "sell the dream" without shedding light on the important realities of maintenance and long-term ownership.  It can be "an elephant in the room" at times.  But here at Excellence Masonry and Contracting-- we consider ourselves your construction and property service fiduciary, and we are committed to protecting you, and your property.  

  • The Final Walk-Through: A meticulous review of every edge and finish to ensure it meets the Excellence Standard.  We discuss details with you and answer any questions you may have.  We will also take photos and videos at this time, and if desired, give you a "before and after" album where you can reflect on the transformation and have a detailed flip-book of the construction process.

  • The Preservation Plan: We issue you a clear maintenance guide that details how to care for your project and the different components of it.  If you choose, you can also have us maintain the property or project.  This plan will cover all details pertinent to keeping your project in pristine condition-- whether that is winterizing an outdoor kitchen or water feature, fireplace cleaning, yearly power washing-- you name it.
