  • Coastal Management Act (CAM) & DEEP: On the shoreline in Madison, Westport, or Old Saybrook, we coordinate directly with the Department of Energy and Environmental Protection. We utilize pervious sub-bases and open-graded stone from manufacturers like Techo-Bloc (Pure/Permeable lines) or Unilock (Eco-Promenade) to maximize your "Impervious Surface" allotments while expanding your functional living space.

  • Historic District Commissions: In preserved areas like Litchfield Hill or Wethersfield, we ensure your masonry profiles, siding reveals, and window divisions meet historical aesthetic requirements without compromising on modern high-performance materials. Design and pre-construction experience becomes important here in making the approval process more efficient


2. The High-Performance Envelope: Siding, Windows, & Doors

We implement "Rain Screen" systems to prevent moisture trap—essential for humid coastal summers.

  • Architectural Glazing: We prefer engineered units from Marvin (Ultimate Line), Andersen (A-Series), or Pella (Reserve). For massive "Wall of Glass" transitions that connect your living room to the terrace, we utilize Western Window Systems or LaCantina folding doors among other trusted providers, specifically spec’d (proper DP rating) to handle the wind-loads of the CT shoreline.

  • Custom Entryways: We design and install bespoke hand-chisled stone and custom-milled Mahogany or Ipe entry systems, often paired with structural stone porticos. We also utilize ProVia (Signet Series) or Therma-Tru (Classic Craft) for high-durability, energy-efficient secondary entries.


3. Structural Masonry: Engineering for the Freeze-Thaw Cycle

We select materials based on their geological performance in the Litchfield County frost lines and the salt air of the Sound.

  • Natural Stone Selection: We prioritize Full-Bed Natural Fieldstone or natural veneers. We source local Connecticut Fieldstone, Granites, Bluestone Varieties, and Quartzites to ensure the masonry is geologically consistent with the local climate and holds up to it's demands.

  • Surface Materials: We utilize Full-Color Thermal Bluestone, and Granite for its slip resistance and local availability. For contemporary pool surrounds, we specify Large-Format Porcelain Pavers from companies like Kronos, Mirage for their zero-porosity and salt resistance. For high-traffic statement areas, we utilize Cast Natural Stone from Techo-Bloc (Travertina Raw) or Unilock (Elegance/Richcliff). Natural stone aesthetic aside, Unilock and Techo-Bloc also create a plethora of other durable concrete pavers, with modern, natural, historic, simple and intricate options available to suit your exact style.

  • Value-Engineered Drainage: Every wall we build is engineered with a dedicated hydrostatic relief system—3/4" clean crushed stone and non-woven geotextiles, and geogrid reinforcement as needed to ensure water moves through the landscape, preventing the structural failures common with "low-bid" masonry. We give our flatwork the same "drainage first" treatment, to ensure surrounding structures are protected from run-off and the new flatwork can handle the temperature swimgs and moisture


4. The Four-Season Extension: Architectural Outdoor Rooms

We build "Outdoor Rooms" that function with the same precision as your interior, engineered for year-round utility.

  • Climate-Controlled Extensions: These are fully insulated, heated, and air-conditioned extensions. We utilize Infratech or Bromic flush-mounted electric heaters and specialized HVAC zones to ensure comfort from July to January.

  • Architectural Flooring & Snow-Melt: We can transition from interior hardwoods to exterior Natural Stone, Brick Pavers, or Porcelain, often integrated with Watts or WarmlyYours style snow-melt systems. This eliminates the need for corrosive salts and snow removal on your high-end masonry. Or we can keep the look the same bringing the porcelain, stone or brick from outside, inside.

  • Luxury Fenestration: We integrate motorized Phantom Screens, recessed Velux skylights with rain sensors, and outdoor-rated cabinetry from Danver or Brown Jordan.


5. The Estate Feature Suite: Waterscapes, Culinary, & Recreation

We utilize Warming Trends (Crossfire) or Outdoor GreatRoom Company burners for gas-integrated features, providing consistent performance in high-wind coastal environments.

  • Luxury Recreation: For families, we work with specialized tree-house builders and install pre-engineered playscapes. These structures are highly situation dependant, and require thorough consideration before construction.


6. Technical Integration: Security, Lighting, & Audio

An estate-scale remodel must be "Smart" from the ground up to ensure safety and usability without compromising the aesthetic.

  • Layered Atmospheric Lighting: We utilize low-voltage, brass and copper-bodied fixtures from Pampa Lighting, FX Luminaire, or Coastal Source and premium options from supplies like TruScapes. We focus on "uplighting" mature trees and "grazing" stone walls—minimizing light pollution while maximizing evening depth and functional illumination.

Security & Sound: We integrate hard-wired 4K camera systems (often Ubiquiti or Luma) and Sonance (Garden Series) or Coastal Source landscape audio. By Value Engineering the wire runs during the initial excavation, we ensure a clean, invisible install that doesn't require tearing up your new lawn later.


7. The Living Estate: High-Impact Softscape & Privacy Screening

In a Connecticut estate remodel, the softscape is the "Architectural Finish." Our strategy focuses on Value Engineering the soil and species selection to provide immediate privacy and year-round structure in Zones 6a–7b.

  • Deer-Resistant Selection: In high-pressure areas like Litchfield County, we specify Norway Spruce, Colorado Blue Spruce, or Skip Laurel—species proven to withstand heavy winter browsing.

Four-Season Interest & Turf Standards

A premier property should be as striking in January as it is in June. We prioritize a native-heavy palette that provides architectural interest throughout the winter months.

  • Architectural Deciduous: We integrate mature River Birch for exfoliating bark and Kousa Dogwood for multi-season blooms. For focal points, we utilize Japanese Maples (Bloodgood) near water features or entries.

  • The Estate Lawn: We "Value Engineer" the soil profile with 6"+ of organic screened topsoil before installing custom High-Fescue/Bluegrass blends. These are paired with Rain Bird or Hunter smart-irrigation systems to ensure drought tolerance in the sandy soils of the Shoreline.

Automated Care Systems

To protect your investment, we proritize maintenance considerations, and often integrate "Invisible Maintenance" into the master plan. This can be as simple as a clean out for drainage piping or as complex as dedicated drip irrigation with integrated Organic Fertigation Systems, delivering nutrients to the root zone with every watering cycle.
